The Houston Office market encompasses roughly 270 million square feet of Class A & B office space.

Houston’s office market was hit hard when oil prices plummeted at the end of 2014, forcing downsizing throughout the energy industry.  Firms within the energy sector suffered big layoffs and created large swaths of available sublease and direct office space.  Today the office market is recovering as excess space resulting from mergers, acquisitions and bankruptcies is absorbed. Some sectors are faring better than others.  The local office market historically trails the energy industry and takes additional time to reflect the current economic conditions associated with a recovery.

Class A and B inventories ended 2017 with vacancy rates of 20% and 15%, respectively.

Today, more than a fifth of Houston office space, about 46.7 million square feet, sits empty - the highest rate among the nation's 20 biggest cities. Vacancy rates have reached levels not seen since the epic 1980s oil bust.

Houston region's sublease space as a percentage of total available space ended the year at 15%.  National Sublease inventory stood at 5% at the end of 2017.

At 2.8 million square feet, sublease deals accounted for nearly one-fourth of all leasing activity in 2017, the highest share on record.

66 Buildings were added to Houston inventory in 2017.  A lot of supply hitting the market at a time of weak demand, which spells out vast opportunity for Tenants currently in lease negotiations.

Although direct rental rates for Class A properties have dropped 6.8 percent from their historic highs at the end of 2014, Houston’s office rents still rank near the top 10 percent of national markets, with Class A asking rents in Downtown Houston averaging $42.47 per square foot.
